What advice would you give to a customer looking to hire a company like yours?

There are many reasons one may need a property appraisal. It is important to understand an appraisal is an opinion of value. Therefore it is not an absolute but must be credible and believable. An appraisal may be believable but its credibility may be suspect if acceptable appraisal practices and methods or are not used or corners are cut. Thus the most credible and believable appraisal may not and often is not one that was low fee and or quick.
The first thing an appraiser must do is determine the reason and use for an appraisal and who will be considered the client. This is important as it determines how and what is necessary to produce a supportable and thus credible result.
It includes the time to determine the purpose of report, the type of report that best serves that purpose. It also includes gathering as much information and data as reasonably possible and verification of that information and data from trusted 3rd party sources. Not all data and information is critical but determining what is and what is not, why or why not and communicating this is. Some appraisers may not be willing to verify and analyze data from sellers, buyers, agents or other third party sources. Ultimately through analysis and experience it is the individual appraiser who must determine what information data is critical in evaluating a property. A lack of information or failure to analyze its relevance may lead to severe under or over valuation.

How We Charge For Our Services

Real Estate Appraisers - Residential
- $550.00 to $1,000.00 fixed fee (single family home or condo) There are several types of reports. Fees are based on degree of difficulty and the type of appraisal report required. The most common is a full appraisal report which includes a visit to view the interior and exterior of the property. Averages shown are for a full appraisal of a typical residential tract home up to 3000 sf and a lot up to 10,000 sf.
