I am an independent and impartial real property Appraiser with 36 years of valuation experience in MA and NH and continuous education in my discipline and specialized area of practice. I teach various appraisal courses and am a member of a New England professional appraisal association (MBREA). I am also a member of two real estate Realtor associations and the National Trust for Historic Preservation and the American Solar Energy Society. There is much benefit to those who seek the value of experience.

ANSWER: Yes, I can help you. Are you planning to sell to a private party or are you talking with several real estate companies and trying to decide?
We had a recent death in the family and I need to have an appraisal of the property. Can you do that?
ANSWER: Yes, I can provide what you will need if you can give me more information. For example, who recently passed and are you the personal representative of their estate?
My lawyer said to call you because I am getting divorced. Can you tell me what's involved?
ANSWER: I have several questions that can help me decide what you will need for your attorney. For example - are you still living in the marital home?
I have a neighbor who put up a fence on my land and refuses to remove it. I think my property is worth less because of it. Can you help me?
ANSWER: Are you being represented by an attorney regarding this matter? If not, I recommend that you seek some legal advice. I believe they may want a professional opinion regarding value diminution because of the fence, but they will decide that.

An abutter installed a "spite fence" on their side boundary which consisted of old weathered plywood, various boards and assorted brush and yard debris. The neighbor wanted to sue them because they felt it was unsightly and that the value of their property suffered because of the actions of the abutter. Their attorney called and wanted an appraisal to determine the diminution in value.
I suggested that the attorney engage me as an appraisal-consultant which allowed me to provide a current market value opinion to them with recommendations to overcome the value impact of the externality. Externalities are generally considered negative factors beyond the direct control of a property owner which affect their value. The attorney agreed and I proceeded. The final report provided the current market value of the property and a recommendation that their Client could install an evergreen tree line which would buffer the abutting negative view. After filing a lawsuit, the parties negotiated a settlement which both eventually agreed to. The abutter decided it was less costly for them to assume the expense of installing an evergreen buffer on their neighbor's land than to pay for the difference in value loss to the neighbor. At the same time, the abutter gained a natural privacy boundary line which visually enhanced their market appeal.
