Q: What advice would you give to a customer looking to hire a company like yours?
A: Sellers: I will provide optimal service to sell your home in the shortest possible time for the highest sale price possible. Buyers: Benefits of a an Real Estate Agent representing the Buyers - (Buyers Agent) I. The minimum Virginia sales contract length is 22 pages containing language which is in preference of the seller according to Virginia law. Buyers may be able to find a home, however, the listing – sellers Agent works for the sellers and in their best interest, not the purchaser. If a sellers agent requests the buyers signature on a dual agency contract, meaning that the purchaser understands that the listing-selling agent works for the sellers…….. who’s best interest would they be negotiating in? Certainly not the purchaser! II. The Buyer’s Agent can submit an offer and negotiate on the Buyers behalf to obtain the best price, terms and conditions. The Buyer’s Agent will assure that the Buyers best interests and protections are always a priority, from ratification to settlement, a Buyer’s Agent remains committed to their Buyers III. State laws regarding real estate vary from state to state and existing knowledge from even a neighboring state to Virginia such as the District of Columbia or Maryland won’t be of assistance to Buyers. IV. Laws change over time and a Buyer’s Agent is up to date on laws and regulations. An example being the NVAR removed a key provision benefiting buyers, removing a requirement that all systems must be in working order. V. Virginia is a Buyer’s be ware state. Sellers have few legal obligations to tell the Purchasers anything about the property. A Buyers Agent is the only party on the Buyers side. VI. The only right that buyers have, unless expressly written into the contract is to have a home inspection. The Buyer’s Agent makes sure this happens within the appropriate time frame and that the Buyers can terminate the contract at will if the home fails inspection and the seller refuses to make the necessary repairs.
