What advice would you give to a customer looking to hire a company like yours?

I always recommend attending the inspection. I have clients asking me why they need to be present. I feel that it is very important for the client to see first hand not only any the issues that I may find but to learn more about the home they are buying.

In what ways is your company environmentally friendly?

I try to be environmentally friendly by limiting the amount of paper that I generate. Most inspection reports run at least 30 pages. I send all reports electronically to avoid the numerous copies and the inconvenience for the client having to wait for it to arrive in the mail.

My company is not a franchise or multi partner business. When you schedule an inspection you will always have the owner, conducting your inspection.

I am best known for the care and quality with every inspection that I perform and the costumer service that goes on after the inspection.

What questions do customers most frequently ask you? What is your answer?

A:

The question I hear the most is "should I buy this house". Unfortunately I can not answer that question. Purchasing a home is a very big decision and it is a decision that has to be made by the clients. It would be unethical for me to tell a client if the should or should not purchase the home. My goal is to give the client enough information that they can be be comfortable in the decision they make.

I just completed an inspection for a client and as I was inspected the fireplace and chimney i found an unexpected surprise. Impend the flue damper and was greeted by a family of raccoons. The babies were cute but mom was not so happy to see me. I very quickly closed the flue and a wildlife expert will have to assist in the removal.

Deteriorated Chimney Liner
This deterioration that was found on the chimney was not visible from the ground. The only entry in my report would have been that a rain cap was missing if I had not inspected this home from the roof. This is the reason that I like to walk the roof whenever possible. This could have been an expensive surprise for the buyer.

Skylights
This is not the preferred method of repair for a leaking skylight. I found this on a recent inspection. Skylights have a warranty of up to 20 years usually. Most rooting materials have at least a 25 year life expectancy. Skylights need to be replaced when the roof is replaced and probably sooner than the roof.

Commercial Real Estate Inspection Services
- $0.20 to $0.30 per square foot Commercial Inspections are based on square footage, but the type of structure can influence the price.

Home Inspection Services
- $295.00 to $400.00 for less than 2,000 sf house - $400.00 to $500.00 for 2,000-4,000 sf house - $450.00 to $1,000.00 for +4,000 sf house - $350.00 to $450.00 for 2,000 sf house (most typical) I try to be as Fair as possible. I base my price on square footage then adjust based on age, number of HVAC systems etc. While the inspection may average 2.5 hours the work that goes into the reports is usually even longer.
