A: We are currently raising funds for a massive 1.2 million sf tower to be built in Chicago. 100 Stories High, this will be the 2nd tallest tower in the US with condominiums, retail and other amenities and attractions. Raising $50-M for bridge loan. We are engaged with an experienced commercial developer with a history of building Big-Box stores for major tenants (Walmart, Home Depot, Costco, etc.) Raising $75 Million in equity via Limited Partnership. Company is publicly listed on Canadian exchange (not trading). Another deal we are seeking an investor for is a 130,000 sf cold storage warehouse for produce coming from central and south America to the Port of Tampa. This is a $7-M equity raise, and is a 49% equity stake in the company. Already under construction.

About Michael Weiner

Founder, President and CEO Michael Weiner started PreConstruction Catalysts in 2006. The initial purpose was to market partnership opportunities with a preconstruction buying club. While he was developing business, he started receiving calls from real estate developers seeking funding for their projects, but didn't fit the buying club model. At about the same time, Mr. Weiner began to receive calls from hedge fund managers, private equity managers and the like, looking for good projects to either provide debt, or take equity in the development. Mike spent 35 years in the marketing and advertising communications business-- as well as holding a real estate license and mortgage originators license-- and quickly began to put the developers and the funding sources together. PCC now looked like a commercial loan broker, like the other ten thousand people out there.

Not good enough. Within just a few short months, PCC had over 20 developer and manufacturing deals worth 90 Billion dollars that needed funding. Many were having some trouble getting the lenders to understand their project. As the business plans came in, (one even a handwritten executive summary in illegible handwriting), it was obvious that the art of business plan writing was not necessarily the better skillset of the developer. PCC is a Funding Facilitator, not a broker. Although some of the tasks and the way we are compensated is similar, we take a Consultant approach to each project we undertake. We usually agree to work on 1 out of dozens of submissions we receive weekly. Facilitation means helping to bridge the communications gap that occurs when a developer has a project in mind, and it misses the mark when it comes to the lender's interest. In many cases, that's because the developer didn't put himself in the lender's shoes when writing the plan.

That's what we do. We bridge the communications gap between both sides of the story to each other.

PCC Capital Investments, LLC (The Company) is in the business of raising and investing private investor capital for the purpose of buying special situations, opportunistic, discounted, distressed, foreclosed, or bank-owned commercial or residential real estate, and other opportunistic projects which Management evaluates and determines deserving of funding. The Company uses funds from private investor to acquire and repair or improve the targeted real estate to market values comparable to other nearby properties. The investor is secured with a Note and a Mortgage or Deed of Trust (whichever is specific to the state) against the target property, with a 6.5% per annum simple interest yield, OR 15% of the profit generated by the re-sale of the improved property, whichever is greater.

We get paid for performance and do not ask for upfront fees, HOWEVER, some of our funding resources may require good faith payment on the part of the borrower, on a case by case basis. Business Plan enhancement services are typically $10,000 to $50,000 depending on complexity.
