Q: What advice would you give to a customer looking to hire a company like yours?
A: An "understandable" report is your goal, and the ability to review the report as soon as you receive it is important. I offer a cloud-based report that can be viewed on ANY device (phone/tablet/PC-Mac browser), and requires no downloading of any large files. The report is "interactive" so the viewer can "de-clutter" easily with easy-to-find Filter buttons, and tabs. The website shows a real interactive sample report (not screen shots). Schedule, price the services, and pay for the inspection online! The report system will build 1) a PDF Summary or Full Report, and 2) a "Repair Request" to had to the sellers.

Q: What is the most common type of project or service your company provides?
A: Standard Home Inspection would be the most common.

A: Myrtle Beach locally owned and operated, Hero discounts, competitive rates, and we FEATURE a modern, cloud-based reporting, scheduling, pricing, and payment system that allows clients to schedule an inspection even without a phone call. Clients can view their report from anywhere on any device as soon as they receive it without downloading any large files. The report is interactive and offers easy-to-sue filters that de-clutter the report making it easy to read.

Q: What is your company best known for?
A: I provide a state-of-the-art, interactive Inspection Report that is easy to use and doesn't require downloading of large files. "Get a Great Report!" I offer discounts for everyone (SUMMER) and additional discounts for Seniors and "HEROES" (First Responders, K-12 teachers, Linemen, Vets and Active Duty Military). You may do you own pricing on the website, along with scheduling, signing, and payment all on-line or call me anytime! I serve the Long Bay (Grand Strand) area from the North Carolina border, south to Garden City. I usually send the report link to the client before I leave the inspected home. I use Infra-red Thermal Imaging in every room to check for moisture spots or hot spots. I bring in a pro-drone pilot to scan the roof when the roof is made of special materials that are prone to damage or if the roof is exceptionally tall (>21 foot at the eave). If your home purchase is for a 2nd home, I offer a "Vacation Home Monitoring Inspection" service (20-point inspection for $49. Your first monitor inspection is free! A: Free Re-Inspection of Repairs and areas where the client needs more information.

Q: What questions do customers most frequently ask you? What is your answer?
A: Is there a charge for a "re-inspection" of repaired items flagged in the report: NO, Re-Inspections are No Charge! Are townhomes and condos lower priced? Yes they are because the HOA is responsible for all of the exterior (roof, foundation, paint and maintenance, garage) so I don't inspect those items. My Condos and Twonhomes start at $180 and tend to be about 80-100 lower price than Single Family Homes

Q: Does your company offer discounts to senior citizens or veterans?
A: I offer a 5% discount for Seniors, and 10% discount for Heroes - ON TOP OF my Seasonal discount of 10%

Q: Describe a project or service that your company recently completed (include challenges, costs, and innovative solutions).
A: I recently had two very different types of jobs: 1) a fairly old modular home that had some problems which the buyer wanted to fix himself, so I detailed the issues and gave some tips on how to repair. 2) a new home with next to nothing wrong, but I always document details about the house and mechanical systems (nameplates, lookup links, photos of things like roof penetrations, drain discharges for HVAC, Water heater components, and the buyer loved the report and said it was one of her best and she had purchase 9 different homes. So I provided value in both ends of the scale.

Q: Is your company a member of any associations?
A: I am a member of ASHI (American Society of Home Inspectors) - adopted by State of SC as the Standards of Practice. I am an accredited member of the Better Business Bureau of Coastal Carolina (background checked). I am also a member of the Coastal Carolina Association of Realtors (CCAR) and I support the Supra EKEY system for ease of access to homes that I inspect. I have an MLS number.

Q: Tell us a little about your company.
A: I am an Owner/Inspector, so for the client, that means the buck stops with me. I take care of scheduling, quoting, and re-inspections, phone calls to review the report, getting permission to enter the home, etc. I work just about 24/7.

Q: What forms of payment do you accept? (cash, check, credit cards, etc.)
A: I accept all forms of Credit Card on line with the Square system. I can also accept chip cards and smart phone pay systems on site with my Square reader. I never see the card numbers of on-line and smartphone taps. I take checks if the customer arrives at the house before I leave. I spend a lot of time at the home so there is a big window of time to stop and visit me.

How We Charge For Our Services
Home Inspection Services
- $270.00 to $320.00 for less than 2,000 sf house
- $350.00 to $450.00 for 2,000-4,000 sf house
- $320.00 to $350.00 for 2,000 sf house (most typical)
I use # of BR/Baths for pricing levels. I have a separate category for condos and townhomes where the exterior is managed by the HOA. All Condos & Townhomes receive a minimum of 3 hours, Sgl family homes will receive min of 4 hours to 6 hours.

Mold - Testing or Inspection
- $50.00 to $75.00 per hour for on-site sampling
- $50.00 per sample for lab testing (surface or air)
- $100.00 to $150.00 fixed fee for residential mold inspection (includes 2-3 samples for lab testing)
I charge $100 for the base 3 samples IF done with a home inspection. $150 with no home inspection. Additional samples are $50 per sample if done with the base samples.

Pool - Inspection
- $60.00 for inspection and report (standard size residential pool)
Pool and Spa inspections are only done with a home inspection. I do not perform commercial pool or spa inspections.

Roof - Inspection
- $150.00 to $250.00 per visit (two story home with typical roofline)
I will use a drone (w/ pro pilot) for eaves >21' tall or > 6/12 pitch, or roofs with clay tile, slate/concrete, asbestos, shake or wood, or metal roofs that are greater than 4/12.
