Innovative Custom Design for Your Home

Since 2010, ALCOVA architecture provides sustainable custom designs for new construction and home renovations throughout the greater Seattle area. MAGNOLIA HOUSE

This project relies on a number of green design features (southern exposure glazing, oriented overhangs, bioretention cells, choice of materials) to minimize life-cycle costs as well as reducing its construction impact. The lot slope has been integrated in the design (the garage roof doubles as deck at the main level) to maximize indoors-outdoors interaction. The main bulk of the house shys away from the south edge to make room for the upper deck (with view of the Sound).

Benzion Residence

This new construction on an empty lot with an amazing view of Lake Washington is organized on a reverse floor plan (public areas on the upper floor) and opens along the entire West facade to a deep deck overlooking the lake. The building rests on the upper portion of this huge property, away from steep slope and a Native Growth Protected Area. Completed August 2014.

A new construction on a steep slope site, this 5,000 sf home enjoys uninterrupted views from Lake Union and the downtown Seattle to the Space Needle. the project maximizes both views and privacy allocating the public functions on the 2nd floor open E and S, with a large comforting master suite open to a continuous E and S deck on the top floor.

This new construction on a small Ballard lot (less than 4,000 SF) focuses on compactedness and proportion, maximizing the use of space and the indoor/outdoor connections. A compact 2 car garage (sharing space with the also compact backyard) dubs as a deck at the main level. The front portion of the main floor is dropped lower to the street level to enhabce connection and curb appeal. An oversized bioretention cell processing the roof and deck water, and photovoltaic panels on the roof contribute to reducing the carbon footprint of this generous sized small house. (Currently under construction)

Bengford Residence

The addition of a partial second floor, including a new master suite and a bedroom, allowed to open up the crowded floor plan of this 70's rambler. The project carefully weighs the impact of the second floor mass to minimize the shading of the (northern exposed) backyard and an harmonious integration with the existing structure. Construction is under way and it's expected to be completed early in 2015.

How We Charge For Our Services
Architects - Commercial
- $60.00 to $90.00 per hour (plus materials)
Provide client with reasonable hour/task match and stick to it.

Architects - Residential
- $65.00 to $90.00 per hour (plus materials)
- 8.00 to 12.00 percent of construction cost
Our billing structure is organized per task (design alternatives, schematic design, final design, permitting, construction admin, interior design). We estimate a total (and maximum) amount of hours to compete each task; we tie billing to deliverable.

Designer - Building
- 9.00 to 12.00 percent of construction
Provide client with detailed description of phases and tasks; match tasks with reasonable (by experience) amount of hours to complete. Stick to the plan.

Designers - Kitchens
- 10.00 to 15.00 percent of construction
Kitchen design is very detail oriented. For a good job (that shows) it takes time and dedication.

Interior Designers - Residential
- $65.00 to $90.00 per hour (plus materials)
- 8.00 to 12.00 percent of furnishings cost
