Questions & Answers
Q: What advice would you give to a customer looking to hire a company like yours?
A: Check out some pictures of their work online and read the reviews. Read the part about them. Do they sound like a person committed to their community? Do they appear to have a good work ethic and good ethics in general?

Q: What is the most common type of project or service your company provides?
A: Home staging consultations, vacant stagings, decorating consultations, and Feng Shui consultations.

Q: In what ways is your company environmentally friendly?
A: I offer to remove and recycle items clients are wanting to get rid of if they will fit in the back of my van. Otherwise, I give them numbers to call to get things picked up. I take their items to various charitable organizations.

Q: What would you like your customers to know about your company?
A: We are a small, boutique staging company. In other words, we have enough inventory to do around 12 homes unless we rent the furniture. We haven't had to do that yet; the only times we've rented has been in a home and office where people would be using the furniture. The turnaround time is quick enough to keep us supplied. We do not have "sets" of furniture, so the design will be different each time, as well as the price. We have less expensive items for less expensive homes, but everything is good quality.

Q: What is your company best known for?
A: Calculating who the buyer is going to be and creating a look that draws them in through accessories and furnishings.

Q: What separates your company from the competition?
A: The uniqueness of our staging presentations. Plus, we always put a wreath on the door and a mat on the floor and potted silk plants by the door, to create good curb appeal.

Q: Does your company offer a warranty or guarantee?
A: We work with our clients to meet their needs, but we do reserve the right to decide what to use in the vacant stagings. Because we do not choose the price of the home nor the Realtor, we have no control over some aspects of the sale. We do what we know works from our point of view, and the rest is left up to the seller to keep the place looking nice and to have all the repairs, etc., done, and the Realtor to suggest a reasonable price for the property. And that is not an exact science!

Q: What questions do customers most frequently ask you? What is your answer?
A: How does this work? For consultations, the charge is a flat fee for up to two hours. Sometimes we do some of the work right then and there, but we also leave a list of items to purchase or work to be done. In a vacant staging, we need to charge for selecting and packing the items to be used, the cost of the movers there and then back to empty the house, the set-up time, the tear-down time, the restocking time, and the rent. The rent is based on the total cost of items placed in the home, divided by 5. That monthly rent charge covers the first two months for the price of one month. Then, if for some reason we need to go into the third month, the rental rate will be charged. There is a down payment with the signed contract, and the rest is due the day of the staging.

Q: Describe a project or service that your company recently completed (include challenges, costs, and innovative solutions).
A: Completely furnishing a vacant condo. I searched for furniture, bedding, artwork, cabinet handles, a closet designer, found specific items the client wanted, and all this after creating a master plan.

Q: Is your company a member of any associations?
A: We are a member of MIBOR (Metropolitan Indianapolis Board of Realtors), and RESA (Real Estate Staging Association).

Q: Tell us a little about your company.
A: We have been in business since 2005. I have two wonderful assistants to help with vacant stagings and with consultations if I am out of town.

Q: Has your company received any awards?
A: We've consistently placed in the top third staging companies for FC Tucker, competing with larger companies, and have received their "President's Award" for being associated with their Home Services program for 10 years.

Q: What forms of payment do you accept? (cash, check, credit cards, etc.)
A: Cash, check, credit cards, debit cards, Pay Pal, and Venmo.

Testimonials
“I especially appreciated your creativity in transforming the underutilized guest area to a music room... Please consider this letter a testament to my highest recommendation.” ~ Randall Hom, Diversified Properties Real Estate Services
“We had become very discouraged with comments that the Realtor shared with us after showing our house. One of the comments we heard with almost every showing was that we didn’t have a walkout basement. The interesting thing is, after staging our house, no one mentioned it again. Evidently it wasn’t as important when the rest of the house looked good. ... We didn’t have any negative comments after staging.” ~ Sue Lowe, homeowner / seller
“I cannot describe how much impact you have had in my life in the few short months that I have known you. You have not only given me a beautiful surrounding to live in, but also a wonderful friendship that I cherish.” ~ Stacey Cordova, homeowner
“Thank you so much for all the help in decorating our new home! Your assistance in developing color schemes, selecting fabrics, making wall coverings and runners, and selecting appointments aligned very well with our tastes and resulted in a traditional style, yet stunning look to our home.” ~ Pat and Elaine Jerrell, homeowners
“The R...’s house looks terrific! I so appreciate your good ideas and all your hard work to stage this home. We’ve had nothing but good feedback, and I’m hoping for an accepted offer soon.” ~ Audrey Smith, F.C. Tucker Company
“Thanks for all you’ve done. The house looks great—shows very well—had a Broker’s Open House this week and got positive reviews.” ~ Sara Benning, homeowner
“My house sold in four days! Thanks so much for your help.” ~Bobbie Florea, homeowner
“Thanks for making my house look so beautiful!” ~ Tiffany Block, seller (Home sold in 30 days in a 90-days market.)
How We Charge For Our Services
Closets or Rooms - Organize
- $75.00 to $150.00 per hour
It depends on the amount of time it takes. There is a minimum charge of $150 for a trip out to the home.

Feng Shui - Consultants
- $250.00 to $325.00 fixed fee for consultation
Depends on how much work we have to do to rearrange furniture, etc.

Feng Shui - Designers
- $125.00 to $200.00 per hour (plus materials)
It depends on how many rooms are involved. All consultations are a minimum of $250 for up to two hours

Home Staging - Prepare to Sell or Rent
- $100.00 per hour
- $400.00 fixed fee for 1/2 day staging consultation
- $200.00 for staging a 2,000 sf home (occupied, no furniture rental required)
- $1,500.00 to $3,000.00 home staging a 2,000 sf home (unoccupied, furniture rental required)
I've never taken a whole day for a consultation, and even a half day is rare. There WAS one job where the couple was elderly, and we had to pack up bookcase after bookcase and take the boxes down two sets of stairs. This project took 1 full day, 4 more hours the next day, and about 3 hours the next day to bring in more contemporary decor. We usually can whip through a house and move a few things, or I leave them a list of things to do. Sometimes I will return to fine tune it if they have a lot of items to remove first.

Interior Decorators - Residential
- $100.00 per hour (plus materials)
There is a minimum charge of $200, for two hours. Generally I pass on my decorator discounts to the client and just charge them shopping and design fees.

Home Staging: "Buyer-Ready" Photos
Home buyers usually begin shopping online, so the photos used in your listing have a major impact on their first impression of your home. Since the first impression is a lasting impression, if the pictures aren't good, buyers will move on. Here are some tips to make sure your pictures are buyer-ready.
