Q: What advice would you give to a customer looking to hire a company like yours?
A: Keep in mind that the final decision is yours. You choose who you want to work with. You choose who you want to trust your real estate needs to. You decide who has earned your trust. Our goal is to provide you with enough information to help you in making that choice. When interviewing others, ask them about their knowledge of your neighborhood, ask them about their online presence, ask them about their social media presence, ask them about their company's history, ask them about the history and experience of the agent who will be in charge of selling your home, ask them about their track record, and ask them to see their YouTube channel. Ask them as many questions as possible. Make sure they are able to clearly describe the marketing strategy they will employ when advertising your property for sale. YouTube and social media are fast becoming the leading forces in providing information about specific services. If an agent hasn't had the foresight to secure a strong position on social media and YouTube, what foresight will they employ in the sale of your home? Q: What is the most common type of project or service your company provides?
A: We specialize in taking our clients from the moment of conception of the selling process (the "I want to sell" moment) to the end result, the climax of the whole process, in other words, the closing table. There are many steps, hoops and hurdles one must take and overcome in the process of selling a home. The Rosario Shalomayev Team knows every single step and is prepared to handle any obstacle that may arise in the process. Our goal is to solve the client's biggest hurdle; sell the property. We are listing agents.

Q: In what ways is your company environmentally friendly?
A: We've gone almost completely paperless.

Q: What is your company best known for?
A: Coldwell Banker Kueber, the Rosario Shalomayev Team and the Coldwell Banker name all represent a higher level of service and market knowledge than what is the industry's norm. We strive to be the best because we specialize in working with the most knowledgeable, well informed, focused sellers and buyers in the market today. We are the most recognized real estate franchise name in the world. Coldwell Banker has over 87,000 agents, in over 3,000 offices located throughout 49 countries and territories in the world. We are an international and household name.

Q: What separates your company from the competition?
A: We have no competition. Our market share will prove this point. But if we are to look at what separates us from other agents/Realtors, I would say that it is our strong focus on training and education that gives us that added edge. The Coldwell Banker brand invests a lot of money into the education and training machine they've put together. We meet and train with coaches and trainers like Tom Ferry, Zan Monroe, Coach Michael Burt, Tony Robbins, Brian Buffini, Darryl Davis, Terri Levine, and many others. We have a book exchange that works as our own internal library. We focus a lot of energy on learning, and are always prepared to share the high level of knowledge based service to our clients.

Q: What questions do customers most frequently ask you? What is your answer?
A: What commission do your charge when selling a home? My answer is always the same; my client gets to set the level of commission he/she wants to pay because that level of commission is closely tied into the services they expect from us. In other words, the client gets to pick out from a HUGE menu of selling strategies we provide, and of course the more elaborate ones require more spending on our end, which in tern requires a larger investment from our seller. #glrosario #rosarioshalomayevteam.

Q: Describe a project or service that your company recently completed (include challenges, costs, and innovative solutions).
A: We were handed a listing that had been listed with three offices prior to being offered to us. We were given 3 months to do what other offices hadn't accomplished in 18 months. We were asked to work on this listing without putting a sign on it or letting any neighbors know that the house was listed yet again. We were asked to only show in the mornings, preferably before 10 am. We were restricted from hosting any open house events. One of the biggest issues with the house is that it is up the block from the local church, which holds services 3 days a week and leaves the whole neighborhood without parking. Add the two bus stops (no parking) and the fire department only parking and the funeral home restricted parking and you can just imagine the turn-off this was to any driver, or any family with multiple cars. We found a buyer on a Wednesday night. I went to the church, spoke to the pastor, made an announcement that this beautiful home across the street from their beloved church was for sale, and handed out my contact information. I had 43 appointments in a matter of hours. Booked them all for an early morning showing on Friday. Had an accepted offer on Saturday. The home has closed and members of the church not only bought the house, but paid 17% more than the asking price.

A: We are not only members of professional organizations like LIBOR (Long Island Board of Realtors), the MLS, and of course the greatest resource in the world, our Coldwell Banker brand, but we are also board members with the American Cancer Society Relay for Life, the Glendale Kiwanis, the Brooklyn Chamber, the Glendale Chamber of Commerce, the local Toys for Tots Chapter, 4 neighborhood pantries, the Boy Scouts of America, the Glendale Halloween Parade Committee (oldest Halloween parade in New York), Youth Mentoring, High School Career Development Initiative, the B.R.A.T. Inc pet rescue, and several others.
